The St. Vincent’s Guest House Renovation project involves the renovation of a 150-year-old historic property in the New Orleans Lower Garden District. The existing property is being renovated and converted into a 75-room high-end boutique hotel. The $20 million construction cost will also include a new event building, a restaurant with a speakeasy bar, and a bakery. 


Approach

VGP was contracted by the Owner/Developer Zach Kupperman to provide Preconstruction and Construction management services. During the Preconstruction phase, VGP assisted with the preparation of the solicitation documents for a General Contractor, oversaw the bidding process, and conducted the bid analysis to select the Design-Build Contractor. VGP was also instrumental in assisting the Owner with negotiations of the Guaranteed Maximum Price (GMP). 

VGP worked very closely with the Design team, Ownership and the General Contractor on developing a value engineering and constructability review process in order to meet the Ownership’s budget expectations and the project’s objectives. VGP was involved in the initial Pre-construction phase. VGP continued through the balance of Pre-construction phase and transitioned into the Construction phase as well.

VGP’s duties, as the Owner’s Representative, include ongoing coordination with the Ownership, the Architect of Record and their sub-consultants, and the General Contractor; organizing and supervising the Owner-required testing services; attendance of weekly OAC meetings, as well as site visits to monitor construction activities, review of RFI’s, submittals, change orders, schedule updates, and pay applications.
